You must be at least 18 years old, hold a high school diploma or GED, complete 75 hours of approved pre-license education, and pass the Georgia real estate exam.

How do I register for the Georgia real estate exam?

After completing your pre-license course, you can register through PSI Exams at psiexams.com, the official testing provider.

How much does it cost to get a real estate license in Georgia?

Costs include:
 • Pre-license course: $300–$750
 • Exam fee: $121
 • License application: $170 (if applying at the test center)

What is included in the Georgia real estate exam?

The exam has two parts: national (real estate principles) and state-specific laws and regulations. You must score 72% or higher to pass.

Do I need post-license education after passing the exam?

Yes. Georgia requires 25 hours of post-license education within the first year of being licensed.

How do I maintain my Georgia real estate license?

You must complete 36 hours of continuing education every 4 years, including a mandatory 3-hour license law course. Brokers are required to have 18 hours of broker specific continuing education. 

Do I need a broker to activate my license?

Yes. Georgia requires all new licensees to affiliate with a licensed real estate broker to activate their license and begin practicing.

Can I be a part-time real estate agent in Georgia?

Yes. Many agents begin part-time and transition to full-time as they grow their business.

What is the difference between a salesperson and a broker in Georgia?

A salesperson works under a broker. A broker has more education and experience and can operate independently or supervise agents.

How long does it take to get licensed in Georgia?

With focused effort, most people can complete pre-license education and pass the exam in 2–3 months.

How do I become a broker in Georgia?

You must:
 • Be at least 21 years old
 • Have 3 years of active licensure
 • Complete a 60-hour broker pre-license course
 • Pass the broker exam

What types of real estate can I practice with a Georgia license?

Residential, commercial, leasing, property management, and real estate investment—depending on your brokerage’s focus.

Is my Georgia license valid in other states?

Georgia has reciprocity with several states. You may be able to apply for a license in another state without retaking the full course or exam.

Can I take my pre-license course online in Georgia?

Yes. Georgia Real Estate Commission (GREC)-approved schools, such as ours, Real Estate Educated, offer online, self-paced options.
